Highlights
- Lake Sumter Landing Market Square — waterfront dining, boardwalk, nightly music
- Central to the hospital and most medical offices
- Every home style, from courtyard villas to premier homes on water and golf
- Bonds often partly paid down on 2000s-era homes
What it feels like
Between County Roads 466 and 466A sits the busiest stretch of The Villages. Lake Sumter Landing opened in 2004 as a lakefront “old Florida” town with a lighthouse, a boardwalk, restaurants on the water, and a movie theater. The villages around it were built through the 2000s and early 2010s, so they have a settled feel without being old. [DRAFT — Kevin to edit]
Homes and costs
This is where the choice is widest: courtyard villas, cottage and designer homes, and premier homes on golf courses and lakes. Bond balances vary house to house — some are paid off, many are partly paid — so ask for the parcel’s remaining balance on any home you like. District maintenance assessments are mid-range. Who it suits
- Buyers who want short cart rides to everything, every day
- Anyone for whom hospital and specialist access matters
- People who want choice — a villa this year, maybe a premier home later

Common questions
What’s the difference between the amenity fee and the bond?
The amenity fee is a monthly charge that pays for recreation centers, pools, executive golf and entertainment. The bond is a one-time infrastructure assessment attached to the home that can be paid off or paid down over years. They are separate bills. [PLACEHOLDER — Kevin to review]
Is there a hospital in The Villages?
Yes — hospital and specialist care is available within the community, with more facilities in the surrounding towns. The Healthcare page keeps an updated list. [PLACEHOLDER — Kevin to review]
