Districts, explained

Every home in The Villages sits in a Community Development District (CDD). The district is what your bond and maintenance assessment are attached to — and it tells you a lot about a home’s age and costs.

A CDD is a local government unit that built and maintains the infrastructure for its villages — roads, cart paths, storm water, landscaping, street lights. It financed that construction with bonds, repaid by each home’s bond assessment, and it runs the upkeep with an annual maintenance assessment. Both appear on your property-tax bill.

The Villages has 17 residential districts covering roughly 83,536 home sites. Lower-numbered districts are older (north); higher numbers are newer (south). That’s why “District 3” usually means paid-down bonds and mature trees, and “District 15” means new construction and a full bond.
