What it feels like

North of County Road 466 is the part of The Villages that was built first, roughly from the early 1990s through the early 2000s. The streets are shaded, the recreation centers are well-worn in the best way, and the pace is a little slower. Spanish Springs Town Square, with its Spanish-mission look, was the community’s first square and still hosts free live entertainment every night. [DRAFT — Kevin to edit]

Homes and costs

You’ll find the widest range of budgets here: manufactured and site-built ranch homes, patio and courtyard villas, and designer homes from the late ’90s and early 2000s. Many carry little or no remaining bond, and district maintenance assessments tend to be the lowest in The Villages. Roofs and HVAC age are the things to check — budget for them or negotiate them.
