The Best Time of Year to Visit The Villages Before You Buy

Winter shows you the community at full volume; summer shows you the real price of living here. Here's how to time a scouting trip so you see both sides.

A house-hunting visit to The Villages is a little like test-driving a car: you want to see it in the conditions you’ll actually live in. And The Villages has two very different seasons.

Season (January–March): full volume

Snowbirds are here, every club is running, the squares are packed, and the golf courses are booked solid. If you want to know what “busy” feels like — restaurant waits, tee times, pickleball court availability — visit in February.

The catch: it’s also when everyone else is house-hunting. Inventory turns over quickly and you may compete on good homes.

Visit in season if: you plan to live here full-time in winter, you want to see the social life at its peak, or you want to test whether the crowds bother you.

Summer (June–September): the honest test

It’s hot — 90s most days, afternoon thunderstorms, humid mornings. About a third of residents leave. The upside is that it’s quiet, restaurants are easy, courses are open, and sellers are more flexible.

If you can be comfortable here in August, you will be comfortable here any month. Many buyers make their best deals in the summer.

Visit in summer if: you’re planning to live here year-round, or you want to negotiate.

The shoulder months (April–May, October–November)

Arguably the best of both: warm but not brutal, the community is still active, and the market is a little calmer than February. October and November are especially good — the weather is glorious, and the holiday-season decorations start going up on the squares.

How long to stay

Three nights is the minimum to see all the town squares and a reasonable number of homes. Four or five is better. A useful schedule:

  1. Day 1: Drive North to South. Spanish Springs → Lake Sumter Landing → Brownwood → Sawgrass Grove/Eastport. Eat dinner at a square.
  2. Day 2: Tour homes in your top two areas with Kevin. Evening entertainment at a different square.
  3. Day 3: Rec centers, pools, a round on an executive course (Kevin can arrange guest access), and a look at the medical facilities.
  4. Day 4: Second showings and decision time.

Where to stay

The Villages has a lifestyle-preview program with furnished stays inside the community, plus regular hotels at Brownwood, Spanish Springs and along US-441. Staying inside the community and renting a golf cart for the week is the most realistic preview you can get.

Bring the right questions

  • How old is the roof and the HVAC?
  • What is the exact bond balance on this parcel?
  • What are the maintenance assessment and the amenity fee for this home?
  • Which rec center and which square are closest by cart?
