North, Central, South or Newest? How to Pick Your Part of The Villages

The Villages is really four different communities built over 40 years. Here's how the areas differ in age, price, bond, home styles and daily life — and a simple way to decide.

Most people arrive thinking of The Villages as one place. It isn’t. It’s a 30-mile-long community built in phases since the 1980s, and the phase you buy into shapes almost everything: what your home looks like, what you’ll owe on the bond, how far you are from a town square, and even who your neighbors are.

Here’s the honest tour, north to south.

North (Spanish Springs area): the original, and the best value

The North is where The Villages began — Orange Blossom Gardens, Silver Lake, and the villages that grew around Spanish Springs Town Square in the 1990s and early 2000s. Homes here are older, lots are often larger, and a big share of them have bonds that are paid off or nearly so. That alone can mean hundreds of dollars a month less than an identical home down south.

What you trade: fewer of the newest amenities, some homes that need updating, and a Spanish Springs square that is quieter than it once was (though it still has live music every night). Golf-cart access is excellent because the road network was built around it.

Good fit for: value buyers, people who want a bigger lot, anyone comfortable with a little updating.

Central (Lake Sumter Landing area): the sweet spot

Built mostly from 2003 to about 2012, the Central area surrounds Lake Sumter Landing Market Square — the lakefront square with the lighthouse, the boardwalk and the biggest restaurant selection. This is the part of The Villages that feels “in the middle of everything”: two squares within a cart ride, the most rec centers, championship golf on both sides of CR 466.

Bonds here are typically partly paid down. Home styles are the classic Villages mix: Courtyard Villas, Cottages, Designers, with Premier homes near the golf courses.

Good fit for: first-time Villages buyers who want convenience and resale strength.

South (Brownwood area): newer, larger, more expensive

From about 2012 on, growth moved south of SR 44 around Brownwood Paddock Square, which has a western “old Florida” theme and its own hospital campus nearby. Homes are newer with open floor plans and bigger garages. Bonds are higher (often in the $16,000–$28,000 range on the newer streets) and the annual maintenance assessment is a bit higher too.

Good fit for: buyers who want newer construction without buying brand-new, and who value being close to Brownwood and the southern golf courses.

Newest (Fenney, Sawgrass Grove, Eastport, Middleton)

Everything south of Brownwood — Fenney, DeLuna, Chitty Chatty, Bradford, Citrus Grove, Cason Hammock, and now Eastport and Middleton — is The Villages’ growth edge. New homes, new rec centers, the new Sawgrass Grove and Eastport entertainment areas, and Middleton (the family-friendly neighborhood with a K-12 charter school).

The trade-off is real: the bond is brand new (figure $25,000–$30,000 on many new homes), construction is ongoing, and you are farther from Spanish Springs and Lake Sumter Landing. But if you want a brand-new home and the newest amenities, this is where they are.

Good fit for: new-construction buyers, younger retirees, and anyone who wants to grow with the community.

A simple way to decide

  1. Do you want a paid-off bond? Look North and Central first.
  2. Do you want a home built in the last 10 years? Look South and Newest.
  3. Do you want to walk or cart to a square in under 10 minutes? Pick the square first, then the villages around it.
  4. Are you golfing every day? Ask which championship courses you’d want on repeat and buy near them.
