Listings in The Villages use their own vocabulary. Here's what each home type actually is, what it typically costs, and who each one suits.

Every Villages listing leads with a word that means nothing outside the community: Courtyard Villa, Designer, Premier. They aren’t marketing fluff — they’re a real classification that tells you the lot size, the construction, the price band and the kind of street you’ll live on. Here is the decoder.
Patio Villa
The smallest and most affordable. About 1,100–1,400 square feet, two bedrooms, a one-car garage (often with room for the cart), a tiny yard. Attached on one side in some villages, freestanding in others. Exterior maintenance is your responsibility, but there isn’t much of it.
- Typical price: low $200Ks to low $300Ks
- Best for: snowbirds, single buyers, anyone who wants lock-and-leave
Courtyard Villa
The Villages’ signature product. A single-story home of roughly 1,200–1,700 square feet on a walled lot — the “courtyard” is a private, fenced outdoor space that many owners turn into a lanai, garden or small pool. Two or three bedrooms, usually a 1.5- or 2-car garage. Very private for the price.
- Typical price: high $200Ks to mid $400Ks
- Best for: privacy lovers, pool-in-a-small-yard people, buyers who don’t want lawn care
Cottage (and Ranch)
A modest single-family home, typically 1,300–1,800 square feet, two or three bedrooms, two-car garage, a normal front and back yard. Cottages sit in villages alongside Designer homes. Older “Ranch” and manufactured homes are found in the northernmost villages at the lowest prices in the community.
- Typical price: mid $200Ks to mid $400Ks (Ranch/manufactured from the mid $100Ks)
- Best for: buyers who want a “regular house” at a friendly price
Designer
The mainstream Villages home and the biggest category. 1,800–2,500 square feet, three bedrooms, two baths, a two-car garage plus golf-cart space, on a standard lot. Dozens of floor plans with names you’ll learn quickly (Gardenia, Lantana, Iris, Begonia…). Options like enclosed lanais, stretched garages and water or golf views drive the price.
- Typical price: high $300Ks to $700Ks+
- Best for: full-time residents, anyone hosting family, buyers who want resale strength
Premier
The top tier. 2,400–3,500+ square feet on larger lots, often on a championship golf course or water, with three-car garages, high ceilings and upgraded finishes. Premier neighborhoods have their own feel — quieter, bigger setbacks, more landscaping.
- Typical price: $700Ks to $1.5M+
- Best for: buyers who want a showpiece and a view
Three things the type does not tell you
- The bond. A Designer in the North can have a $0 bond; the same floor plan in the Newest area may carry $28,000. Always ask for the parcel’s balance.
- The roof and HVAC ages. Insurers care more about these than the home type.
- The distance to a square. A Patio Villa five minutes from Lake Sumter Landing can be a better daily life than a Premier home 25 minutes from anything.
