The same $350K buys a very different home depending on which part of The Villages you look in. Here's a realistic tour of the options at the community's most popular price point.

$350,000 is the busiest price point in The Villages — it’s where the largest number of buyers and sellers meet. It also happens to be a price that buys something worthwhile in every area, which makes it a perfect lens for understanding the market.

In the North: a lot of house, little or no bond

Around Spanish Springs and the villages just south of it, $350,000 buys a Designer home of 1,800–2,000 square feet, often on a larger lot, frequently with a paid-off bond. It may need a kitchen update or a roof in the next few years, so ask about both. Your monthly costs will likely be the lowest of any option on this page.

In the Central area: a well-kept Cottage or Courtyard Villa

Close to Lake Sumter Landing, $350,000 gets a Courtyard Villa with a finished lanai and maybe a small pool, or a Cottage with a two-car garage. Bonds here are usually partly paid down. You are paying for location — two squares, the most rec centers and championship golf within a short cart ride.

In the South: a newer Cottage or entry Designer

Near Brownwood, $350,000 buys a Cottage built in the 2010s, or a smaller Designer on a standard lot. Expect a bond balance in the mid-teens and a slightly higher maintenance assessment. In return you get a newer roof, a newer HVAC and a bigger garage.

In the Newest villages: a new Courtyard Villa or Cottage

In Fenney, DeLuna and the villages around Sawgrass Grove and Eastport, $350,000 buys a new or nearly new Courtyard Villa or Cottage — but with a full bond of $25,000–$30,000 and, on new homes, landscaping and window treatments still to buy. Great if you want new; just be honest about the extra monthly cost.

What $350K does not buy

  • A Premier home anywhere.
  • A golf-course or water view in the Central area (add $75K–$150K for that).
  • A Designer with a pool in the South.

The monthly number matters more than the price

Two $350,000 homes can differ by $300 a month once you add the bond, the maintenance assessment, the amenity fee (about $204 a month for new purchases), property taxes (Sumter County is the lowest of the three counties) and insurance.
